Florida's hurricane season runs June through November, and an RV roof is one of the easiest things to overlook until water shows up on the ceiling inside. Most roof leaks don't start as dramatic storm damage — they start as a quarter-inch sealant gap that's been drying out in the sun for a year.

Why RV roof sealant fails faster in Florida

UV exposure and heat cycling break down lap sealant faster here than in milder climates. A roof that would hold up for three or four years up north might need attention every 12-18 months on the Treasure Coast, especially on south- and west-facing roof sections that get the most sun.

What to check before storm season

• Every roof penetration — vents, antennas, A/C units, skylights. Each one has a sealant bead around the base; any cracking, gapping, or chalky texture means it's due.
• Seams between roof sections — run a hand along every seam. If you can feel a ridge or gap, water can get under it during wind-driven rain.
• Corner caps and edge trim — corners take the most flex during driving and are common failure points.
• Around any roof-mounted solar panels or add-ons — aftermarket installs are common leak sources if not resealed properly.

What a fresh reseal actually involves

We clean the old sealant residue off first — just caulking over failing sealant traps moisture underneath it, which makes things worse. Then we apply a proper self-leveling lap sealant on horizontal seams and non-sag sealant on vertical surfaces like vent housings, matched to your roof material (EPDM, TPO, or fiberglass all handle sealant differently).

Between now and your next inspection

If you notice a soft spot in the roof decking, discoloration on interior ceiling panels, or a musty smell after rain, don't wait for the next scheduled check — that's active water intrusion, and it gets more expensive to fix the longer it sits.
